DORAL WILL HAVE A CULTURAL CENTER
After an agreement between the City of Doral and Codina
The space known as “Triangle Park” will become part of Downtown Doral Park and will be used for the development of cultural activities

This agreement is in fact a modification to the original agreement signed between the City of Doral and Codina Partners, LLC for the construction of the residential and commercial complex Downtown Doral, this agreement established that both entities would develop 54th street together. As per this new agreement, the City of Doral will be the only entity building in this street, while Codina ceded the ownership of this land commonly known as “Triangle Park”.
This is a 12,500 square feet area, and it will be destined to the construction of a Cultural Center, for art exhibits, conferences, theatrical shows, concerts and many other cultural activities. This will fulfill one of the biggest needs for our city: the need for an adequate space for the development of cultural and artistic events.
This Cultural Center will also benefit the commercial corridor of Downtown Doral, the restaurants and stores around it will receive a direct benefit due to the constant visit of people that will come to this area when the cultural and artistic activities and events take place. This Cultural Center will for sure be a part of the residential, cultural, artistic, educational, and commercial growth and development of Doral.
The Agreement that was approved by the members of Council, between the City of Doral and Codina, has also as its purpose to assure that the construction of the Cultural Center stays in harmony with the plans, design, architectural scheme, operation, aesthetics and rules of Downtown Doral Park and it will only be used for cultural and artistic activities and events.
The City of Doral will have the sole right to name this Cultural Center and to authorize or not the activities to take place in it. This new Agreement also establishes that the City of Doral will notify accordingly the Association of Vendors of Downtown Doral, of the events that take place at the Center.
It is important to be clear, that the operation of the Cultural Center should not affect the peace and every day activities of the residents in the residential complex in Downtown Doral and it should not interfere with the recreational, leisure and sports activities that the residents conduct at Downtown Doral Park.
The future schedule of activities was also established for the Cultural Center. The City will not authorize any event that is planned to start before 7am of any given day and the outdoor activities should end by 11pm from Monday to Friday and at 12 mid-night on the weekend. The events that take place inside the Cultural Center will extend until 12 mid-night during the week and until 1am on the weekend. Federal Holidays will be treated as weekends.
Any change to this schedule will be approved by the Association of Vendors of Downtown Doral, same as any event with more than 300 participants and in no case will the City of Doral authorize an event on the “Triangle Park” if it exceeds its maximum occupancy.
Joe Jimenez, Legal Vice President of Codina Partners, LLC stated that this Agreement, with a period of 20 years, is highly beneficial for the residents of Doral that as of today lack the proper space for the realization of cultural and artistic activities, which are an important part of the growth of any modern city.
“We could have used these 12,500 square feet to build more residences, but we are also neighbors and are an active part of Doral and our main interest is the well being of its residents, so we truly prefer to invest in the city and its integral growth and development”, stated Jimenez.
Jimenez explained that as a real estate group with important economic interests in Doral, Codina takes into consideration not only what is important for its properties but also for the entire city. “We want to help improve the quality of life of the residents of Doral and we will only achieve this if we join our efforts to provide the necessary resources for them to have a full life”.
“We believe that it is much better for Doral that the city is completely in charge of the construction of 54th street and that we give that land for a cultural use, in this way we will continue to reinforce the idea that what we want to offer to the residents of Doral is a place where they can live, work, learn and play.”

DORAL TENDRA UN CENTRO CULTURAL
El espacio conocido como “Parque Triangular” formará parte de Downtown Doral Park y estará destinado al desarrollo de actividades culturales

Con el objetivo de ofrecer a los residentes de Doral un espacio adecuado para el desarrollo de actividades culturales, la Ciudad de Doral y la empresa Codina Partners, LLC llegaron a un acuerdo que permitirá la construcción de un Centro Cultural en el área adyacente al Downtown Doral Park, conocida como “Parque Triangular”.
Este acuerdo es en realidad una modificación el contrato original firmado entre la Ciudad de Doral y la empresa Codina Partners, LLC para la construcción del complejo residencial y comercial Downtown Doral, el cual establecía que ambas instituciones iban a construir en conjunto la calle 54. Según este nuevo convenio, la Alcaldía se encargará en su totalidad de la construcción de esta vía, mientras que Codina cedió esta parcela de su propiedad comúnmente denominada “Parque Triangular”.
Este espacio está conformado por 12 mil 500 pies cuadrados y será destinado a la construcción de un Centro Cultural para la realización de exhibiciones de arte, charlas, conferencias, montajes teatrales, conciertos y demás actividades culturales, lo cual viene a suplir una de las necesidades urgentes de nuestra ciudad que es la carencia de un espacio adecuado para el desarrollo de eventos relacionados con el arte y la cultura.
Este Centro Cultural también será provechoso para la zona comercial de Downtown Doral, pues los restaurantes y tiendas de sus cercanías se verán beneficiados por la mayor afluencia de personas que frecuentaran el área cuando se realicen las diversas actividades y eventos, por lo que podría afirmarse que este recinto formará parte del desarrollo residencial, cultural, artístico, educativo y comercial de Doral.
El acuerdo, aprobado por los miembros del Concejo Municipal, entre la Ciudad de Doral y Codina también tiene como propósito asegurar que la construcción del Centro Cultural esté en armonía con la planificación, diseño, esquema arquitectónico en general, funcionamiento, estética y reglas del Downtown Doral Park y sólo podrá utilizarse para fines culturales y artísticos.
La Ciudad de Doral tendrá absoluto derecho de nombrar a este Centro Cultural y de autorizar o no la realización de las actividades que se vayan a desarrollar en el Centro Cultural. Este nuevo acuerdo también establece que se le dará aviso sobre los eventos culturales a realizarse a la “Asociación de Comerciantes de Downtown Doral” (El nombre oficial de esta asociación no ha sido establecido).
Es importante aclarar que el funcionamiento del Centro Cultural no debe afectar la tranquilidad y cotidianidad de los residentes del complejo residencial Downtown Doral ni interferir con las actividades recreativas, de esparcimiento y deportivas que los residentes de la ciudad realicen en el Downtown Doral Park.
Igualmente, se establecieron los horarios iniciales para las actividades que se realicen en el futuro Centro Cultural de Doral. La Ciudad no autorizará ningún evento que comience antes de las siete de la mañana de cualquier día y las actividades al aire libre deberán terminar a las once de la noche de lunes a viernes y a la medianoche los fines de semana. Los eventos que se efectúen en el interior del Centro Cultural podrán extenderse hasta la medianoche en días de semana y hasta la una de la madrugada en fines de semana. Los días festivos federales serán tratados como fines de semana.
Los cambios a estos horarios deben ser aprobados por la “Asociación de Comerciantes de Downtown Doral”, así como los eventos que superen los 300 participantes y en ningún caso, la Ciudad de Doral podrá autorizar un evento en el “Parque Triangular” que exceda la capacidad ocupacional del mismo.
Por su parte, Joe Jiménez, vice-presidente legal de Codina Partners, LLC manifestó que este acuerdo, el cual tiene una duración de 20 años, es altamente beneficioso para los residentes de Doral que están carentes de un espacio adecuado para la realización de actividades culturales y artísticas, las cuales forman parte importante del desarrollo de cualquier ciudad moderna.
“Nosotros pudimos haber utilizado estos 12 mil 500 pies cuadrados para la construcción de más viviendas, pero también somos vecinos y parte activa de Doral y lo que más nos interesa es el bienestar de sus residentes, así que realmente preferimos invertir en la ciudad y su desarrollo integral”, señaló Jiménez.
Jiménez explicó que, como grupo inmobiliario con importantes intereses económicos en Doral, ellos no sólo toman en cuenta lo que es beneficioso para su propiedad, sino también para la ciudad entera. “Queremos colaborar en elevar la calidad de vida de los habitantes de Doral y eso sólo lo lograremos uniendo nuestros esfuerzos para brindarle los recursos que necesitan para tener una vida plena e integral”.
“Consideramos que es mucho más beneficioso para Doral que la Alcaldía se encargue en su totalidad de la construcción de la calle 54 y nosotros cedamos esta parcela para darle un uso cultural, pues así seguimos reforzando la idea de que lo que queremos ofrecer a los residentes de Doral: que la gente pueda vivir, trabajar, educarse y entretenerse en el mismo sitio”.
